Cook was instrumental in recognizing the geo-tech report recommendations were inconsistent with site soils general location. Cook recommended that  the site should be reviewed closely as there may have been some abnormal test reports that were not consistent with this location and that this was driving the cost. After closer review, the site report was able to be modified resulting in substantial savings for the owner  in cost due to high structural values. These savings has been recognized thruough seven years construction or five phases to date.

Cook was asked to bid the Rockwall Commons project in Rockwall Texas. After carefully reviewing the soils report and the structural design, it appeared that the unique conditions had created an additional cost for construction. We quickly isolated the issue, recommended a structural engineer who was familiar with this condition. The project was re-engineered to a more cost effective design achieving the same results that saved the owner over $500K. Cook then executed the project within the cost estimated to complete thus guaranteeing the savings.

Cook was invited to the preliminary design meeting regarding value engineering a project that had budget constraints. With our previous experience, we were able to recognize structural design and installation procedures that could remove substantial costs. The engineer of record was able to review submittal information provided by Cook and come to the conclusion these recommendations were equal to or better than the original design. The owner achieved his goal and subsequently had the General Contractor send a thank you for helping make the job happen.
